This Council managed retirement housing development was built at a time when design criteria were quite different from today. The 41 units were set out in a confusing layout not helped by surroundings of mass in-situ concrete paving that did little to define routes or spaces. Over the years concrete had cracked and settled, leaving dangerous trip hazards, planting had declined and poorly selected trees had become too large. 


The refurbishment proposals aim to:

  • Simplify routes through site improving ease of understanding

  • Provide more pleasing environment that can be better enjoyed by residents

  • Remove trip hazards and improve access in line with the Disability Discrimination Act

  • Improve security 

The New Leaf Studio provided initial concept designs, undertook consultation with residents, police and other departments within the Council and then prepared detailed construction drawings and specifications.

Implementation of the proposals is being managed by the client, with the first phase due for completion during 2006.
